  • Qualifying

    Thank you for your interest in renting a home that is professionally managed by Property Upsurge, Inc. Below you will find the instructions and criteria required when submitting a rental application. It is important that you read the information below prior to submitting an application to understand what is required for renting the property.   • Application Process & Time Frame

    Most applications are processed in 2-3 business days. However, it can take longer. You can help speed up the process by ensuring you have provided us with all the required documents and notifying your current and past Landlords that we will be contacting them to verify your rental history. When submitting your rental application, please ensure that you are providing us with the most up to date contact information for your present and past landlords and employers. This will all help speed up the process in getting you approved.
  • Application Requirements

    All Persons who will reside in the property and are eighteen (18) years of age or older must complete the application process.
    • Application Fee - $30 per applicant. (Application fees are Non-Refundable and are used to pay for the processing of the application.)
    • Lease Terms - The standard residential lease term is for 11 months and will automatically roll over into a month-to-month.
    • Security Deposit - Equals the monthly rent amount.
    • Credit Requirements
      • Applicants are required to have a good credit history.
      • Credit scores 499 and below will be automatically turned down.
      • History of late payments and/or collection accounts, vehicle repossession, foreclosure, utility or telephone collections can cause applicant to not qualify for a unit, at which point a co-signer would be required. (See Co-signer Requirements)
    • Criminal History - Criminal background checks are automatically conducted as part of our credit history requests. An applicant will be denied if there is a history of serious criminal activity.
    • Employment History - At least six (6) months of steady employment is required. If current employment is less than six (6) months, previous employment history is required. If self-employed, please provide 3 months of bank statements along with 2 years of full tax returns.
    • Rental History - Rental history should show NO prior evictions or lease infringements / violations.
    • Income Requirements & Verification - The applicant's individual income, or the combined income for multiple applicants, must be equal to or greater than three (3) times the monthly rent. To verify income, we require a copy of the two (2) most recent paystubs if paid bi-weekly or four (4) most recent paystubs if paid weekly from each applicant. Two (2) most recent bank statements will also be required for each applicant receiving direct deposit.
      Documentation must be provided for any and all income that applicant wants to include as monthly income, such as child support, alimony, social security, disability, annuities, trust funds, etc.
      *Please Note: All documents provided, must be legible, and clearly state the applicants name and dates.
    ONCE YOU HAVE SUBMITTED YOUR ONLINE APPLICATION, YOU MUST ALSO PROVIDE PROOF OF INCOME AND 2 BANK STATEMENTS (AS OUTLINED ABOVE) AS WELL AS A COPY OF APPLICANTS VALID DRIVER'S LISENCE.

    WE WILL BE UNABLE TO FULLY PROCESS YOUR APPLICATION UNTIL ALL REQUIRED DOCUMENTS HAVE BEEN RECEIVED.
  • Co-Signer Requirements

    Co-signers will be required for applicants that are students, unable to provide verifiable income showing at least 3x/rent, or cannot meet our credit requirements. Co-signers must complete an application and must meet the following requirements:
    • Credit - Co-signer's MUST have a credit score of at least 650 or higher with no collections or missed/late payments.
    • Income - Co-signer's MUST have a monthly income of at least 4x/rent.
      Co-signer's also must live in the state of California.
  • Pets / Animals

    You are required to disclose in your application all pets that will reside in the property. Pets will be approved on a case-by-case basis.

    Pit Bulls, Rottweilers, Staffordshire Terriers, German Shepherds, Husky's and Dobermans are not permitted on any premises and we have the right to restrict other breeds or specific animals at our sole discretion.

    Pets are subject to pet rental and pet deposit. Pet rental and deposit does not apply to service animals or for small caged animals.

    A service animal is any animal that assists a person with a physical or mental impairment. A service animal is not a pet. Service Animal paperwork must be provided. If you have an emotional support animal, supply proper documentation from health provider.

  • Automatic Declines

    Property Upsurge Inc will decline the application for any of the following reasons:

    • Prior Eviction
    • Average credit score below 500
    • Identity cannot be verified
    • Income cannot be verified
    • Open bankruptcies
    • Insufficient Income below the 3x rent requirement
    • Falsification found on Application
  • After my application is approved, what’s next?

    After your application is approved, we will promptly inform you of your acceptance. Next, you'll need to bring a cashier's check or money order for the holding deposit to our leasing staff so we can hold the unit for you. Once that happens, we'll prepare your lease agreement and send it to you via DocuSign for electronic signing. On the day your lease begins, please ensure that all utilities for which you are responsible are transferred to your name and that you bring in a money order or cashier's check for the balance of your move-in funds required per your lease. We will then have the keys to your new home ready for collection at our office.
  • What if my application is denied.

    In the event your application is denied, we make every effort to contact you promptly regarding the denial.
