Your problem can be an easy fix. Before contacting us, please check out some of our maintenance FAQ’s below for quick solutions. If you have a bigger problem, submit a maintenance request through the tenant portal. Please provide us much detail as possible for fastest service. This will allow you to track the progress of your maintenance request and see it through completion.

SMOKE ALARM
If beeping, install a new battery. -
NO ELECTRICITY OR GAS SERVICE
Contact PG&E at 800.743.5000 to determine if there are any outages in the area. Check the breaker/fuse box for blown equipment -
LOW WATER PRESSURE AT FAUCET OR SHOWER HEAD
The aerator (the tip of the faucet where the water comes out) may be clogged. Twist off the end of the aerator, clean it or tap it gently to remove particles and reinstall by screwing it back on. -
DRAIN CLOGGED
Hair and debris can often be removed from the drain stopper. The drain stopper piece can be removed and reinstalled quite easily. Use plunger to clear drain. Please refer to item 11 (A) on your Lease Agreement. -
LIGHT FIXTURE IS NOT WORKING
Replace the bulb. Locate and check the breaker box. If breaker is tripped, reset the breaker. Also, press the GFCI reset switch. -
ELECTRICAL OUTLET NOT WORKING
Locate and check the breaker box to see if a breaker is tripped. Make sure you do not have too much load on any circuit i.e. (space heater and hair dryer). If the problem is an outlet located in the kitchen or bathroom, check the GFCI reset switch. -
TOILET BACK UP
Only put organic products down the toilet. Purchase a plunger and use accordingly. We recommend not to put any wipes, feminine hygiene products, etc. -
TOILET KEEPS RUNNING
Try jiggling the handle. Open the tank lid and see if the chain or flapper is stuck in the open position. Make sure the flap is attached correctly. Adjust to close. Check the chain length. If it is too short it could be holding the flapper open. If it is too long it could be resting under the flapper holding it open. -
GARBAGE DISPOSAL
Check that the breaker is set in the on position. Check to see the disposal is plugged in. There is a reset button on the bottom of the disposer and a place to insert an Allen Wrench to turn manually. Do not put large amounts of food or fruit/vegetable peels or starchy foods in disposal. -
HEATER NOT WORKING
Make sure the batteries in the thermostat are new. Check the pilot light. If it is not lit or it is the first use of the season call PG&E at 800.743.5000 for a free Safety Inspection. Check for a reset button. -
ANT OR INSECTS
Ant and other insect infestation is predominantly a resident’s responsibility to resolve. Keep areas clean and dry. Install ant/insect traps in locations where pests are present. If the problem, persists please submit a request.

THE DRYER IS TAKING TOO LONG TO DRY CLOTHES
Clean the lint trap before and after each use. -
LOCK OUTS
If living in multi unit you may contact your onsite manager for assistance. Otherwise, please contact our office during normal business hours to request help with lockouts. If after normal business hours, you will be required to wait unit the next business day or contact a locksmith. -
KEY WON’T TURN IN LOCK
Add a small amount of oil on the key and in lock. WD-40 or cooking oil will work. -
SMELL OF GAS IN KITCHEN, FIREPLACE, FURNACE, WITH NO FLAME.
Make sure pilot lights on the stove is on. Relight if needed. Open windows to air out the kitchen. Contact PG&E if smell persists. -
HEAVY GAS SMELL
Locate gas shut off valve and turn off immediately. Open all the windows to air out the apartment. Call PG&E Immediately for an emergency repair. Please also contact our office to let us know. -
FRIDGE IS NOT COOLING PROPERLY
Over filling the freezer often causes problems. Remove some items from the freezer and check the control settings. Make sure there is power to it. -
DISHWASHER IS NOT CLEANING WELL
It is possible that the hot water is not getting to the dishwasher quick enough. If so, run the hot water at the kitchen faucet for one minute before starting the dishwasher. Be sure to clear hard-to-clean food before putting dishes in the dishwasher. -
LOOSE HARDWARE
Use a screwdriver to tighten loose screw -
AC IS NOT WORKING
Be sure to check the batteries in the thermostat. Check to see if the AC unit is running outside, this is different than if air is blowing through the vents. Reset breaker in the sub panel. Reset the fuse box located by the unit outside. -
WATER LEAKS
In the event of a leak, turn water off at the source i.e. behind the toilet or under the sink. You can also turn off the main water shut off valve. After turning off the water, contact the office.
